Work involves opeining up kitchen / dining area. Specifically:

• Knockout existing downstairs toilet (walls and sanitary ware) and install supporting beam as per calculations
• Install glass doors going out to the garden and install supporting beam as per calculations
• Replace or renovate sash window in kitchen
• Remove wall between kitchen and dining area and install supporting beam as per calculations
• Install new kitchen units
• Install new kitchen floor
• Remove existing radiator and install new radiator underneath bay window
• Renovate bay sash window
• Install new downstairs toilet under the existing stairs, creating entrance to toilet in the hall. Move (and replace if needed) existing electrical boxes and gas meter as appropriate
• Install new sash window where boarded up door is currently and brick up remaining area
• Insert spot lights in Kitchen and dining room
• Make good walls and skirting boards (new or renovating as appropriate)
• Ensure appropriate electrics are installed together with electrical points in the right place.
• Renovate existing wooden floor, sand and varnish
